For Maintenance Requests - We would like your maintenance request at the earliest time possible. You must submit any maintenance concerns using the above form or by sending us an email to our property management department, via phone at 540-372-7272 or by email:
repairs@bankspropertymanagement.com and utilize the information as provided by the Property Manager at the time of signing the Lease Agreement. Please be specific about the problem. Please provide your daytime, evening and cell numbers.  If you are not contacted by a repair person within 48 hours (excluding weekends or holidays) after reporting your maintenance request, please notify our office at the using the repairs email repairs@bankspropertymanagement.com or the Property Manager at merlyn.banks@bankspropertymanagement.com during normal business hours so the repair request can be re-assigned.  

Reporting Maintenance Repairs: It is a tenant’s responsibility to report all service calls to property concerns to our office by email to repairs@bankspropertymanagement.com or phone 540-372-7272.

 

Reporting after Hours Maintenance Repairs: For after hours emergency then you may contact Merlyn Banks cell at 571-436-0445/email merlyn.banks@bankspropertymanagement.com

 

Disaster Emergency – These situations would include but not be limited to; kitchen fire, leaking water heater, burst water pipe, tree on house, etc.  Upon first occurrence or discovery of problem, secure the property from further damage immediately. The following is a summary of what to expect. Please post this notice in a visible place. If any of these actions do occur, notify us immediately. Keeping everyone on schedule in a cooperative effort and you are part of the team. 

 

Resident Responsibilities :

 

1.    Secure property and prevent from additional damage immediately.

2.    Turn off source of water or electricity or gas, as the situation demands.

3.    Notify the Property Management Department, if after hours, contact our afterhours number provided on your Lease.

4.   Make claim on your insurance.

5.   Notify our company of your insurance coverage.

6.   Provide emergency report to the Property Management Department (i.e., police, fire, etc.).

7.   Provide arrangements for the insurance agent and/or repairman to have access to the property.

8.   Notify our company of any no shows or delays with repairs and or problems with contractors.

9.   Property Management Responsibilities

10. Notifies the Owner; insurance company; and necessary contractors.

11. Inspect damages for owner.

12. Inspect the completed repairs.

 

The insurance company should contact you within 48 hours. They will assess the damage, within 3-10 days. Depending on the severity of the damage, the repairs will begin. Please remember that work is performed during normal daytime business hours. The repair company will contact you to set a time to do the work. After the repairs have been completed we will contact you to view the work and take pictures. You are responsible for any losses to the owner due to resident’s negligence. Any charges not covered will be billed to you.  YOU ARE RESPONSIBLE FOR SECURING THE PROPERTY; EVERYTHING THE HOME OWNER WOULD DO, WILL BE EXPECTED OF YOU TO DO.

 

Disaster Plan – In the event of a catastrophic occurrence resulting in damage to the property (i.e., hurricane, tornado or other such disasters), immediately seek shelter, contact local Emergency authorities (i.e., Fire and Rescue, Police, etc.). After you are safe and the property is reasonably secured, contact the Property Manager.
