Rental Criteria


Dear Prospective Tenants” The below is just a summary of what is required to process your application: 

You must submit your full application packet with the required doccuments, appropriate signatures, and copies of a valid governement issued ID (Drivers License, must be included with the application. Along with the required processing fees and Application Deposit for efficient processing. Note! Processing of Application/s can take take up to (5) business days or longer depending on the property owner's location. ****All incomplete applications will delay timely processing.

All Funds Must be in Money Orders, or Cashiers Checks and payable to BANKS Property Management.

Processing Fee/s: • ($40) per adult anyone over 18yrs- (except for full time students)

Employment Verification: • At least two (2) recent paystubs.
• For Military; copies of orders and two (2) recent LES.
• For new employment: Acceptance letter.
• For Self Employment: Last two (2) years IRS Tax Forms 1040 & Sch. C.

Landlord Reference: • Landlord name and phone number/or a letter from landlord (where applicable). 

Application Deposit (Becomes the Security Deposit):  • A personal check or “holding check “may be accepted during the application processing period. This check must be equal to the monthly rent, and must be converted to Money Orders, OR Cashier’s check upon notification of application acceptance or No later than at lease execution.

Double Application Deposit:• In some cases an application may be accepted with a higher Application Deposit/Security deposit, “meaning” equal up to two (2) month’s rent this is the maximum allowed for an owner to take.

Income Requirements For Each Applicant: • Take the Property Advertised Monthly Rent X 30 = Qualifying Income.

Debt to Income Ratio• As a guideline, applicant/s total debt should not be more than: •20% of the total Gross Annual Income (excluding rent/utilities).

Co-Signor: • All co-signors/guarantors are required to complete the full rental Application packet requirementts.

Pets:• Pets are considered on a case by case basis; • An applicant may be denied due to the type of pet.• Pet fee/s are non-refundable and per pet.

Applicants Understand That the Listing Company Is Obligated Too: • Present all applications to the property owner/Landlord for Acceptance until the lease is executed. 

Initial Monies Due Move In:  Prorated rent/first month rent, pet fees etc. is to be paid with Money Orders, Cashier’s check and payable to BANKS Property Management “Management Company.  Proof of all utilites connections and renter insurance must be provided.
