 – Office Manager: I handle any maintenance issues during the normal business hours 9am-5pm; Monday –Friday  and owner, tenant, and property concerns, work with all approved vendors, and negotiate bids/estimates for repairs and improvements, maintain an effective communication system  between owners, vendors and tenants and coordinate all appointments, and rescheduling repairs. Ensure all repairs are completed and handle accounts receivable for monthly property close out.  Audit properties files for vendors, tenants and owners for compliance, maintain key control, Assist with the scheduling of tenants move-in, move out, and annual inspections, follow up on late rent payments, and delinquencies.
