Our firm will cover the cost of Advertising your property “For Rent” using the Metropolitan Regional Information Services MRIS/Multiple Listing Services “MLS”. “AD” filters in the, Fredericksburg.com; and the homesdatabase.com; websites, we will also place a “For Rent” yard sign & Lockbox on the property. We screen each applicant while complying with local, state and federal anti-discrimination legislation laws. Qualifying perspective tenants involve a credit check through the exclusive Trans Union Credit Services, employment verification, and rental/mortgage reference, followed by a presentation to owner for approval and acceptance. We also have a strong network with Brokerage firms, military housing and Section 8 programs where applicable . We provide interior and exterior photographic images of property along with description of amenities, features and owner objective. Provide property exposure through scheduled appointments and monitor marketing activities with frequent updates and analysis to owners. We also coordinate and assist listing the property for sale upon owner advisement.
Accountability: We ensure owners monthly rents are received and deposited into their bank account upon receipt of rent, and issue detailed computerized monthly management reports to allow the property owner to track the financial and operational progress of their investment. We also promptly notify owners of their tenant late payments and make suggestions under the VRLTA appropriate actions.

Comprehensive and Customized Financial Services: We ensure owner received their monthly income in a timely manner as well as a computerized statements reflecting income and expense are provided. This monthly financial statements and any owner requested reports enable management and owners to review and develop joint strategies to maximize each property's earning potential. Rental collection and Escrow deposits in accordance with governing law. Final disposition of security deposit upon tenant vacating property. Maintenance & Repair are processed for owner approval and contribution. Provide 1099 statements, year-end financial analysis and cash flow statements.
