Where do you get your business?
Our business is derived from repeat clients. Not only have we had the opportunity to our existing clients but also through referrals from agents affiliated with other companies, word of mouth, past client relations and even our past tenants have turned to us to manage their property.
Who collects the rent?
We collect the rent on your behalf each month, and forward to your proceeds along with a detail monthly financial property statement.
How much money are you authorized to spend on my behalf?
Your agreement with our company will set parameters for decisions that we can/cannot make on your behalf. Keeping you up to date on any/all matters concerning your property is our first priority. We ask that you respond to us in a timely fashion when deadlines are against us.
How do I prepare myself for tax time?
We will provide to you a tax package at the end of the year which will include a year end statement and 1099 for your tax reporting purposes
What methods do you use for tenant selection?
We verify rental, employment, review credit history; our specially designed financial guidelines and tenant screening both will determine whether or not an applicant should be approved for your property.
Who arranges for maintenance and repairs?
The tenant will report any maintenance issues to our office and we will follow up with arranging for the necessary repairs using vendors.
Tell me about the type of vendors you use?
We use experienced, licensed and insured repairman. We take the same initiate in selecting a repairman for your property as we do for our own.
What happens if a tenant doesn't pay the rent timely?
We will follow our protocol in first serving them the 5 days pay or quit written notice, if payment is still not made, we will advise you to begin initiating legal council, These up front legal fees court cost/attorney fee) are the owner’s responsibility and will be billed to the tenant ledger.
What if I have a tenant in my property that has not paid his rent, will you handle the eviction?
Unfortunately; we will NOT be able to handle the eviction, on your tenant, since we were not involved in the initial managing and leasing process, the property owner will be responsible for the eviction before turning over the property to us.
How often do you encounter issues concerning eviction and/or collection?
Not very often. We praise ourselves on the guidelines and standards we have developed for your protection.
Unfortunately NOT, once again due to the direct agreement between the owner and the tenant the move out inspection must be dealt in the same manner, before we take over your property.
How often will you inspect the property?
We will conduct the initial tenant occupancy inspection, an annual inspection and tenant move out inspection and will provide you with a written report and pictures of the overall condition of the property. Basically (3) Inspections to your Home! We will also provide you with a report and our recommendations regarding recommended maintenance/improvements with the most reasonable estimate. In addition we also conduct drive by inspections, and also schedule owner visits with the tenants.
After the tenant move out what should I do as an Owner to re-rent the property?
I would suggest you take care of any painting, carpeting, and preventive maintenance needed.
Do I need to be present to sign a lease?
No, your agreement with our firm will authorize us to sign the lease on your behalf. “As Agent for Landlord”
What do I need to know to obtain the proper home owner insurance while the property is rented?
We will guide you so that you will obtain the necessary coverage.
Can I utilize any service contracts and/or home warranties I may already have in place?
We will be glad to use your warranty and or designated vendor on your behalf. Note if the warranty company or the owner vendor of choice is not able to make the repair in a timely manner, we will assign the work to one of our licensed vendors as we take try to minimized issued that could arise if the repairs needed for the property and tenants inconvenience are above reasonable timeframe we will also not be responsible for owner serviceman or workmanship.
Can I have you pay my mortgage payment and/or HOA fee?
We try to avoid taking such a huge responsibility, however will consider on your behalf for an additional fee. (Receipt of rent payment). We will not be held accountable for any late payment due to USPS mail delay.
